          VTA and its family origin in the province of Abucay,  Bataan has been  in  agri-investments,  hardware, manufacture and export of garments, fishpond operations and real estate  development. The family’s chain of Taglesville Subdivisions in the capital town of  Balanga, Abucay  & Pilar, Bataan and the Sea Breeze Homes housing  project  in the Mariveles Export Processing Zone.

          The late former Congressman Vic Tagle, Sr., who is credited for having  organized into reality the “Fourth Estate  Village” of  the National Press  Club in  Sucat, Paranaque,  Metro  Manila,  also, have had various exposures  with  the late Senator Gil  Puyat  in  conceptualizing the present Loyola Memorial Parks.  Thus, his being the founding Chairman of  VTA.

EXISTING MAJOR PROJECTS

          VTA DEVELOPMENT CORP. is the owner of a 6.8 hectare (68,000 square meters) property in Mary Hills Road, Brgy. Loakan Proper, Baguio City which is now being developed as HEAVEN’S GARDEN MEMORIAL PARK.

          HEAVEN’S GARDEN MEMORIAL PARK is in a prime location in Baguio City ---alongside the tail end of the Loakan  Airport. The other two hectare memorial park project, Pyramid Memorial  Park are sold  out. And because of the limited land space in the City of  Pines  and the unending influx of  new  residents,  former Mayor Mauricio  Domogan has made public statements during his term that the 6.8  hectare HEAVEN’S   GARDEN MEMORIAL PARK may  be  the last of  the   memorial park  projects  that will be approved within  Baguio  City.

          Heaven’s Garden is designed as a five star   memorial park --- abloom with flowers all year round and to be provided with first class amenities such as: CHAPEL, LAGOON, TEA HOUSE, REST ROOMS, VIEW DECK, ADMINISTRATION BUILDING, 10 METER CONCRETE   ROADS,  PARKING AREAS,  CURVES & GUTTERS,  GATE & GUARD HOUSE, PERIMITER FENCE, STREET LIGHTS,  DRAINAGE SYSTEMS, PATH   WALKS, ETC.

          The Park is to be developed on a phase by phase basis, and VTA has now   completed 90% of phase 1, with  an area of approximately 3 hectares. The total value of VTA’s inventory   of memorial lots ready for sale and for occupancy is at PHP 140 Million pesos. At present, 48% has been sold out of phase 1. The remaining 3.8 hectares which comprises phase 2 of the project, is expected to generate a gross sales of PHP 500 Million pesos.

          VTA has set up a marketing firm called, VTA International Realty Corporation which specifically handles marketing of Heaven’s Garden Memorial Park. It has conducted a series of seminars which was started in the beginning of 2003 for its sales agents who are ready to go full blast in its marketing efforts.

MARKET DEMAND

          There is a long felt shortage of  memorial parks in Baguio  City because  of lack of available  areas suitable for this  purpose, considering  the mountainous  and  rugged terrain  of the  area. The existing memorial parks   in Baguio  City occupy  very limited areas of less  than a hectare.

          The population of Baguio based on 1990 census was at 183,000. With an average growth of 5% annually, the estimated 1998 population is at 270,000. The number of households in 1995 is 47,623 and an estimated number of 55,130 in1998.  The death rate was at 0.74% annually or 1,359 in 1990. The adjacent towns are also potential markets.

          VTA is presently collating the latest statistics and census figures from Baguio which will be used significantly in its marketing efforts.

MARKET SUPPLY

            Considering the magnitude of the project with projected total revenues at it’s present selling prices  of approximately PHP 600 Million when the whole  project is  sold out, the number   of lots completed and ready for occupancy  in  phase 1  is  not even  enough to  cover  the  demand of Baguio City  within the next 3 years. The inventory in  Phase 1 of Heaven’s Garden, which comprises less than 1% of  the City’s population and is well  within the immediate capacity for the City to absorb.

MANAGEMENT

          Capt. Ramon Ernesto G. Tagle is a graduate of Management from the University of Sto.  Tomas and has vast experience in real estate development and marketing. He is now the Chairman  & President of VTA.

          Caesar Augusto G. Tagle is from the University of Sto.Tomas and holds a degree in B.S. Food Technology. He is presently the Vice President for Administration.
 
          Jose Antonio G. Tagle is from De La Salle University with a degree in Marketing Management. He is presently the Vice President for Marketing and Finance of VTA.
